Reputation: 3 Since last year, IRAS has allowed the Stamping of lease agreements to be on a month by month basis, in preparation for the lifting of the ban on short term leases at the end of this year. Previously, your lease agreement had to be more than 6 months duration in order to get it stamped to give it legal effect.

My friend's agent has approached me with an offer today for her one bedroom apartment as my friend is based overseas and I am holding the Power of Attorney to act on her behalf. The tenant is on a tourist visa with 90 days validity but she needs to come in and out of Singapore frequently for the next 12 months.

Too costly for her to rent a serviced apartment so the next best option is to rent a condo as HDB does not permit short term leases. Unfortunately, IRAS currently does not accept Tourist Visa for Stamping of lease agreements so I told my friend's agent that if her tenant can get someone with a Employment Pass or Work Permit or any of the passes that is permitted by IRAS to sign the lease agreement as tenant with the actual tenant as the occupant, then I will be more than happy to proceed but I want a 6 months deposit.

Once the ban on short term leases is lifted at the end of the year, tenants like her can sign as direct tenants and no longer need a proxy. But that also means that we will have so many temporary residents in our midst and we will be packed like sardines when taking public transport and in shopping malls.

The state of Johore alone is at least 15X larger than Singapore. We should seriously consider begging them to sell part of their land to us at any price and we carry out land reclamation works to join up JB to Singapore because the PAP Govt is very determined to win the Guinness Book of World Records for the Most Crowded City on Earth.
