well, the property tax for thailand was already reduced this year and lasts till march 2009. but i am sorry la. i forgot to what level but i recalled it is about 1 point something % nia! damn big discount from the original property tax of ard 10%? sorry i forgot already. my thai lawyer told me about this about 6 months ago.. tempted to buy but i got beter use of my money somehow la.

just an additional info for you guys who wana try dabbling in property in thailand. perhaps think about taking up land instead? of course through your registered companies and not your thai gigs...

Puchaihuayhuay,

Tarntawee Mansion, seemed too small for my taste but the price is alright! When I take early retirement in Bangkok, I want to stay at one bedroom apartment instead of a studio. Staying at studio seemed like you're staying in a prison!

Friend just bought a condo against advice, now regretting hahahahha

Yeah the zhe char shop across from soi 7 is quite good. (Soi 10) Sometimes even have chicks to beo, since a lot come after clubbing nearby. Damn annoying a lot of taxis blocking the entrance of the soi and inconsiderate people parking along the main road. Damn hard to turn in or out.

As for setting up a shell company to purchase land, do remember that you need a bunch of Thai directors...

ok. i will try that zhe char shop opp soi 7 soon. thanks.

as for the shell company thing, directors are easy to find. either get a law firm to do all for you, (costs about 90+k) from start till end of process, or do everything yourself, including sourcing for thai directors (now is just 3 directors needed) but thai language is necessary to read the thai documents.

ya. it is.. i stayed there when i was sourcing for a permanent place. so its like my base camp. haha. seriously, i cannot take it. i must go out everyday which is fine since its the beginning of my search and i was going out frequently.

studio units depend on how big it is actually. i stayed at pinklao before. charan sanitwong road. near yanhee hospital (girls including sg ones go there for cosmetic, so maybe you guys might know). the studio is able to accomodate for me a king size bed, a sofa set, tv, and a small kitchenette. i tink its about 35-40 sqm i think. but price is 3k thb. the higher you stay, the cheaper it is.. (cos no lift)

actually, if you wana find a residence in bangkok, i tink you can refine your search.. and choose between condos or apartments.. it can help you search easier. condos, just ask an agent to search for you. tell them your budget and let them do the work. (dun bother abt using sunbelt.. lousy)

for apartments, just go to that area, and drive around, or walk around.. and ask every apartment to view and ask abt price. but apartments will come empty. so you gotta buy everything yourself. its a hassle if you happen to move house.. (i tried..)

for my choice, i took up a condo cos its quite a bargain (only 14k) and fully furnished. till now, i just bought a microwave and an lcd tv to put one more in the room. anyway, if you are thinking about condos, can tell me also. cos i viewed afew condo during my search and came across this but rejected cos its not that best located. (fifth avenue condos, wongsawang road; and forgotten name of condo, 10k/mth 2 bedroom apt at Soi Aree)

no need for that liao la. i already settled down with renting my current condo with a 1 year lease agreement.

no need to buy guide book also la. now condos in bkk usually have empty units, just walk into their sales office and ask to speak with their management or salesperson, you can choose to buy or rent directly from them ma.

Is your condo a studio or one bedroom? How far is it from BTS or MRT? Also, what is your monthly rent? I feel that based on my research, the price dictates by the location, distence from the BTS and MRT and available amenities!

my condo is a one-bedroom. MRT only. no BTS. its at Ratchada soi 7. (between robinsons and nataree) walking distance to huay kwang market. (abt 5 mins). i never take mrt. but can take mrt at the main road (ratchadapisek rd - hway kwang station). distance from condo to main road is about 200 metres.

walking distance to carrefour, robinsons, jusco. (i walked sometimes from esplanade after clubbing)

amenities wise, this condo has 2 swimming pool, indoor cafeteria (ie can call for room service) gym, covered carpark, cctvs etc etc.

well, as for doing research, i took about 1 month to do my own before i commit to this. to be honest, location is important but proximity to mrt is not really considered that much cos many people drive here. office rentals will be higher if its nearer to the mrt. but got mrt nearby better than dun have la. last time i stayed at pinklao, no mrt, no bts, no walking distance to malls, and everytime wana walk out, takes me 10 mins or 10 baht motorsai. but i save alot on rental la...

well, you gotta see your objective of stay in bangkok i think.. where do you work in bkk or what are your priorities etc.

what i did was get an agent (i contacted 2 agents last time) to source for you based on the area i told them and my budget and my requirements. meanwhile, i also went to search ard on my own. faster that way. so, if you wana stay at ratchada area, then just walk around this area and look for one lo. (i always liked amanta, quiet surroundings, near to esplanade, nice outlook, nearer to hollywood but expensive.)

I also thinking of renting an apartment on Rachada Soi 7! I like the location because it's close to shopping centers and MRT. I will be renting one bedroom apartment without swimming pool but it has a small gym. The rent is approximately 20,000B per month plus utilities.

what is that place? ya, my condo's usual rental price is about 20k thb.. perhaps you took that unit on my level that was put up for rent abt 2 mths back? haha.. swimming have la, but i never once swam.. the onli thing i did associated with the swimming pool was drinking beer beside the pool at night and floating my unopened beer bottles in the pool..

soi 7 i tink has onli 2 condos.. the rest are apartments. (nice and expensive ones). soi 3 i tink has more cheaper condos.. and more proximity to the local working girls.. i know 3 girls stay there.. and its nearer to the clubbing spot.. just a bit further to carrefour.. but well, that side has Fortune ma.. inside has tesco and many dvds and computer stuff..

The apartment's name is Oriental Suite and it's fairly new! One bedroom goes for 20,000B and a studio goes for 15,000B. I like the place because it's a new apartment with excellent security service and close to MRT. What is your condos name, I might check it out during my next trip to Bangkok. I did use several swimming pools in Bangkok and I'm not impressed with their sanitary condition so I would never swim in the pool! Did you ever invite working girls into your condo for a night cap?
When I get my own place, one rule is that I will never bring a working girls to my place due to reputation, security and prevention of relationship problems!
