From research I did a few years ago, Vietnamese property by foreigners are so restrictive, the layers of bureaucracy and requirements so onerous, that it makes very little sense for foreigners to want to own – or rather leasehold – property there. It ranges from the quirky (real estate transactions based on the price of gold? What?) to the expensive (comparatively high taxes and high inflation rate that is not reflected in real estate price trends) to being very restrictive (I read somewhere that up to last year, there were actually only 126 or so Foreign leaseholders in Vietnam)

I know that last year, there were proposals to further liberalize the laws to favor foreigners participating but it seems that such moves are, as is probably usual for Vietnam, moving at glacial speed and meanwhile, property prices has not really reversed from its +- 4 years slide. And whilst I am definitely NOT up-to-date on the Vietnamese property market (lost most interest in it when I did my original research), I believe that the apparent reluctance of the Vietnamese people/ government to allow even any semblance of foreign ownership or even control of any real estate in their country, will make investments there very hard to justify in the near or middle term.

Apologize if I’m not factual or up-to-date on the real situation in Vietnam now, but I hope to at least urge anybody who is contemplating “owning” property there to really do their research before committing. IMHO, anecdotal and historical trends are just too stacked up against it to make it a judicious decision.

Just a suggestion....with my apologies as it's based on the little that I know about Vietnam.

He no PM me wor, I have lobang in country side, my bx's distant cousin want to find bf ask me help. But I would advise dexton80 not to be so rush, understand their culture first before commit anything. VBs look nice and pretty but after marriage more problem will come in. I keep my fingers crossed.

after dun work out you get blamed both sides...you better consider carefully...worst case after bonk man dumped and mia...your bx family hated you and blamed you....or he blamed you for the marriage failure...haha...or lagi worst is he say how come so ugly when rating is around 6/10...hahahaha...

In VN there is a saying there is 4 forms of stupidity I forget the other two but one is doing matchmaking for free. The other is standing as guarantor for someone else's debt. There is something wrong with a girl who seeks out foreign men could be she plain looking or older in age or family with too many debts but a young decent girl with a decent education will have a string of decent local and vk suitors. Likewise if a foreigner who speaks no Viet has no understanding of Viet culture jumps in blind seeking marriage then there is usually issues with the guy...I mean for goodness sakes why not use service of sing marriage broker but instead asks on a sex forum.....I'm Viet I live here for 6 yrs and I have yet to see a girl I think would be a good life partner...ie someone who isn't a cook/housekeeper/sex Troy

if this report is correct means USD 650 around SGD 820.00 per month to live...that is why I think Can Tho and An Giang province can retire at cheaper budget...think Nha Trang will be costly in future because of Tourists flocking there making place expensives...

I would say that report is inaccurate...unless they mean live Viet style ie basic room 3-4mill eating Viet style with home cooked meals and hobbies like walking on beach...food is just as rxpensive as hcmc rent in the outskirts of NT is cheaper...typical poorly researched article by a western writer

that is what I meant...was in Nha Trang back in 2009...found the place still costly compared to HCM...but managed to find a family hotel for 200k per day...the taxi fare can cost quite a bit going around...have not been back there ever since but will go back there soon...

was in Chau Doc and Can Tho in May 2014...the food there is cheap at 20k per meal...and if can rent a room at 1mil per month or entire local place for 2-3mil then monthly expenditure will be cheap overall....ate com suon or bun ca (gave me whole fish head) only 20k in chau doc...drink ca phe at air con cafe only 15k per cup...ate bun mam, bun rieu, com suon in Ben Ninh Kieu Can Tho at 20k per meal...

notice that recently many has the intention of settle down in Vietnam

of cos language and culture are 2 big issues u will face

but i can tell something base on my own experience

residing permantly in Vietnam is not the same as coming here mthly for a few days trip.

and many think that living in Hcmc is cheap..well,it is cheap provided u live and eat like a normal Vietnamese.

it will not be cheap if u gonna stay here with a Sinkie lifestyle as luxury items are generally more expensive in Hcmc.

for those that has intention of residing permantly in Hcmc..think best is try staying here for at least 3 mths first before having any other plans.
